Buying

How I help you buy.

I help you buy in four steps: a real conversation before any showings, honest education on the areas and your budget, a builder's evaluation of every home, then offer strategy and closing. Before you fall in love with the finishes, you will know what is behind them.

The Builder's Eye Strategy for buyers

Four steps, in this order.

01

A real conversation first

Before any showings, we talk through what you want, your timeline, your criteria, how the buying process works, and how we will work together.

02

Learn the areas and your budget

You learn the towns you are considering and what your budget buys in each, before you fall for a house that does not fit what you are trying to do. See what I look at first in each area.

03

See every home through a builder's eyes

Every showing includes a Builder's Eye evaluation, so a tour becomes an assessment of what you would be buying.

04

Offer, inspect, close

Offer strategy, the inspection and your response to it, and the path to closing are handled with you at each step.

The Builder's Eye evaluation

What I look at on every showing.

  • Systems. Roof, mechanicals, plumbing, and electrical: what is original and what has been replaced.
  • Structure and drainage. The problems a fresh coat of paint will not tell you about.
  • Renovation quality. The difference between a renovation that adds value and one that only looks like it did.
  • Resale risk. What the house will be worth to the next buyer, not only to you today.
Who this is built for

Whatever kind of purchase this is.

Downsizing. A home that works today and in ten years, so you never have to move again.

Luxury. Likely your third, fourth, or fifth home. You want an advisor, not a door-opener.

Relocating. The house is not the hard part; the area is. Local knowledge fills in what a search engine cannot. Read about relocating to Pittsburgh.

Building new. Homesite selection, builder contracts, allowances, and upgrade decisions: what is worth the money and what is not.

Questions buyers ask

Straight answers.

What does a Builder's Eye evaluation cover?
On every showing I look at the systems (roof, mechanicals, plumbing, electrical), the structure and drainage, the quality of any renovation, and the resale risk. The goal is to show you what a listing photo cannot.
What happens before we look at homes?
We have a real conversation first: what you want, your timeline, your criteria, how the buying process works, and how we will work together. Showings start after that.
How much cash will I need to buy?
It depends on the price, your down payment, and your closing costs. Use the buyer closing costs calculator and the affordability calculator for an estimate, then we will talk through your real numbers.
Does new construction need different advice?
Yes. Homesite selection, builder contracts, allowances, and upgrades each carry decisions worth making with someone who knows construction. I help you decide what is worth the money and what is not.
