How I sell a home.
I sell homes in four steps: evaluate the home like a builder, choose a pricing strategy with you, prepare the home with coordinated help, then market, negotiate, and close. You decide at every step. The evaluation comes first, before any price.
Four steps, in this order.
The builder's evaluation
You do not need to fix everything before you sell. You need to know which improvements the market is likely to reward and which ones only cost you money and time. That evaluation happens before we ever talk about a listing price.
Three pricing strategies
You get three real options with honest tradeoffs, not one number pulled from thin air. Plan A tests the ceiling. Plan B matches the market. Plan C lists below comparable sales to create competition. You pick the strategy, and whichever you pick is executed exactly the same way.
Preparation, coordinated
These are only some of the options: a staging consultation, professional photography, a pre-listing inspection report, drone photography, and a lifestyle video. We build your seller's packet together from what fits your home and your goals. Contractors, inspectors, and stagers are lined up and coordinated, so you are not managing vendors yourself.
Market, negotiate, close
Your home is marketed with the reach of Piatt Sotheby's International Realty, offers are negotiated on your behalf, and the closing is coordinated through the finish.
Ready before it launches.
The Strategy is how we work together. The Standard is the bar your home meets before it goes public. Before launch, your home goes through five checks.
Evaluate
A builder-informed walk-through of the home's condition, finishes, maintenance concerns, and what buyers may question. Anything that may merit a licensed professional's attention is flagged.
Prioritize
Essential repairs are separated from worthwhile improvements and unnecessary spending, based on your budget, timeline, and goals.
Present
Distractions, cleanliness, lighting, staging, landscaping, and curb appeal are addressed, and the home's architecture and craftsmanship are brought forward.
Position
The price is set against comparable sales, active competition, timing, buyer demand, and the home's real condition.
Launch
Photography, video, and the story of the home are coordinated, and the home goes to market once the agreed preparation is done.
The Standard is a preparation and launch process. It is not an inspection, a certification, or a guarantee of a sale or a price.
You choose the plan.
- Plan A, aggressive. List at the top of the comparable range to test the ceiling. Best when the property and the market support it.
- Plan B, market-matching. List at the realistic comparable price for steady interest within normal market timing. The default recommendation when the market is uncertain.
- Plan C, below market. List below comparable sales to create competition and drive multiple offers quickly. Best for a property that needs broader buyer interest to move.
What I won't do when I sell your home.
Most agents tell you what they will do. Here is what I won't, and each one protects you.
- I won't hand you one number and call it strategy. You get three pricing options with honest tradeoffs, and you choose.
- I won't tell you to spend money the market will not pay back. If a repair or an upgrade will not return its cost, I will say so before you spend it.
- I won't let the finishes make the decision. I look at what is behind them first, so a fresh coat of paint is never mistaken for a sound house.
- I won't use fear or fake urgency. If you are not ready to decide, I will tell you what I see and give you the time you need. Sometimes the best advice is not to make the move.
- I won't promise you a price or a sale date. I will show you the comparable sales and the plan, and I will tell you the truth about both.
Whatever kind of sale this is.
Downsizing. A plan, not a sales pitch, for the sorting, the decisions, and the timeline you have been putting off.
Luxury. An experience that matches the price point, not marketing that only says it does.
Relocating. One person who handles the details without needing you to supervise from another state.
Building your next home. A strategist who protects the build timeline you have already committed to.
