For Investors

Run the numbers, then walk the building.

Pittsburgh's price points and steady rental demand make it a strong market for investors. The spreadsheet is only half the deal. The other half is what the property will cost you to own, fix, and keep rented.

Why investors look at Pittsburgh

  • Rental demand anchored by universities, hospital systems, and large employers
  • Purchase prices that leave room for cash flow compared with many metro areas
  • A wide range of product: single-family rentals, small multifamily, and value-add properties
  • Neighborhoods where redevelopment is still underway

The catch is that Pittsburgh is a street-by-street market. Two triplexes six blocks apart can perform very differently.

How I help

A builder's read on every deal

  • Sourcing. On-market properties that fit your goal, whether that is cash flow, appreciation, or both, plus off-market options when they come up.
  • Deal analysis. Projected rent, operating costs, cash flow, and an exit plan, all checked against a realistic renovation budget.
  • Condition and capital costs. Roof, mechanicals, sewer lines, and structure, priced before you buy, not after.
  • Renovate or turnkey. Which properties are worth repositioning and which are worth paying more for as-is.
  • Your team. Lenders, property managers, contractors, and inspectors who already work with investors.
From my own project list

Eden Way, Lawrenceville

A triplex where all three units were fully renovated to set the building up for long-term rental performance. That is the kind of work I evaluate before a client buys: what it will take, what it will cost, and what the building can earn afterward.

Who I work with

  • First-time investors buying a first rental
  • Out-of-state investors who need a local advisor on the ground
  • Buy-and-hold owners growing a portfolio
  • Small multifamily buyers
